Ms. Zatlin concentrates her practice in the area of real estate law.

Ms. Zatlin represents individuals, businesses, and developers in a wide range of real estate matters, including the acquisition, sale, exchange, financing, leasing, subdivision, zoning and development of commercial, office, retail, hotel, warehouse, manufacturing, industrial, subdivision, condominium and residential properties throughout the United States. Ms. Zatlin's practice includes drafting and negotiating purchase and sale agreements, option agreements, exchange agreements, ground, space, single-tenant, retail, office, restaurant, warehouse and industrial leases on behalf of landlords and tenants, reciprocal easement agreements and condominium and subdivision declarations. Ms. Zatlin represents lenders and borrowers in connection with acquisition, construction and permanent financing.

Ms. Zatlin is accredited as a LEEDS® Green Associate by U.S. Green Building Council. Ms. Zatlin lectures on advanced real estate transactions as an adjunct assistant professor of law at St. Louis University.

Representative transactions include:

  • Representation of a developer in connection with the negotiation of 62-year ground lease, $20,425,000 construction financing, hotel management agreement and restaurant lease for development of a medical center hotel.
  • Representation of a developer in connection with the acquisition, construction financing and leasing of a $10,000,000 medical office building.
  • Representation of a resort owner in connection with the sale of a ski resort.
  • Representation of the owner and operator of a residential health care facility in connection with the acquisition of, and securing development permits and subdivision approvals for, a residential treatment facility.
  • Representation of a developer in connection with a $9,000,000 construction and $2,500,000 term loan for a shopping center development.
  • Representation of a national banking association in connection with a $40,000,000 revolving loan to a developer for acquisition of improved and unimproved real estate in multiple states. Representation of a manufacturing company in connection with the sale and leaseback of an industrial facility.
  • Representation of a landowner in connection with the negotiation of a lease with a wind farm developer for the development and operation of wind farm facilities.
  • Representation of a manufacturing company tenant in connection with the leasing of large manufacturing and distribution facilities in multiple states.
  • Representation of an automobile dealer in connection with the acquisition of existing automobile dealership property.
  • Representation of a developer in connection with the acquisition and ground leasing of multiple properties for the retail sale of auto parts.
  • Representation of a tenant in connection with the leasing and build-out of three 25,000 square foot floors in a 19 story office building.
